My Closing Documents Came the Night Before. What Now?

You're Not Behind—This Happens

Loan documents arriving the evening before your closing isn't unusual. Lenders often prepare and send final packages at the last minute, and couriers or email delivery can mean your documents land on your doorstep when you're winding down for the day. The good news: you have time, and a mobile notary in Charlotte can help you stay on track.

First: Review What Arrived

Before you panic, take a breath and do the following:

  • Count the pages. Make sure you received the full package—it should match the page count listed on the cover letter.
  • Look for a cover letter or instructions. Your lender typically includes guidance on what to sign, which pages need initials, and where your notary signature goes.
  • Check for yellow tabs or sticky notes. These mark signature and initial lines.
  • Scan for your name. Verify your name, property address, loan amount, and other key details match your expectations.

What You Should Not Do

  • Don't sign anything without a notary present (even if instructed to do so by someone claiming to be from the lender).
  • Don't cross out or correct errors yourself—contact your lender immediately.
  • Don't assume you understand what each document does. A notary witnesses your signature; we don't provide legal advice or explain loan terms.

Contact Your Lender Early

If you notice missing pages, inconsistencies, or unclear instructions, call your lender's title company or loan officer first thing in the morning. They can answer questions and resend corrected documents if needed. Don't wait until the closing appointment.

Schedule Your Notary Now

Once your documents are in order, reach out to arrange a mobile notary appointment. After-hours appointments are available until 11 PM, and you can book at your home, workplace, or another convenient location in the Charlotte metro or Monroe/Union County area. Call 980-505-8050 to confirm availability and receive an upfront quote for travel or after-hours fees (the notary fee itself is $10 per signature, the North Carolina state maximum).

What Happens at the Notary Appointment

When your notary arrives:

  • You'll present a valid government-issued ID (driver's license, passport, etc.).
  • The notary will review the documents and verify which sections require your signature or initials.
  • You'll sign or initial in front of the notary, who will then apply their official seal and signature.
  • The notary will typically scan or photograph the completed pages and send them back to the lender electronically.

The entire process usually takes 30–60 minutes, depending on the number of documents.

Stay Organized Overnight

  • Keep all documents together in one folder or envelope.
  • Don't lose the cover letter—it contains lender contact info and deadline information.
  • If you received documents by email, print them as soon as possible. Don't rely on signing from a screen.
  • Set a phone reminder to contact your lender if you have questions.

Morning-Of Tips

On the day of your closing:

  • Bring your completed, notarized documents to your closing appointment (or your closing attorney/title company will collect them).
  • Bring a valid ID and any documents the title company requested (proof of insurance, cashier's check, etc.).
  • Arrive 10–15 minutes early to allow time for check-in.
  • Ask questions at closing if anything is unclear—that's what your closing attorney is there for.

Need Urgent Notary Service?

If your closing is tomorrow morning and you're still waiting to schedule, don't delay. Emergency same-day notary service is available, and you can arrange an appointment as early as 9 AM or as late as 11 PM. Book online or call 980-505-8050 right away to confirm your slot.

Receiving documents the night before is stressful, but it's manageable with a plan. Once your documents are notarized and returned to your lender, you're ready to close. Learn more about how mobile notaries support loan closings in Charlotte.
