A refinance closing involves fewer parties and typically simpler document packages than a purchase closing, but there's still a significant amount of paperwork to review and sign. Knowing what to expect helps you feel confident and prepared when you arrive at your notary appointment.

Core Documents You'll Sign at Refinance

Most refinance closings include these essential documents:

  • The Promissory Note: Your promise to repay the loan under the new terms. This is the document you sign that obligates you legally to the debt.
  • The Mortgage or Deed of Trust: Gives the lender a security interest in your home. It ties the property to the loan and allows foreclosure if you default.
  • Closing Disclosure (CD): A federally required form that shows the final loan terms, interest rate, monthly payment, closing costs, and your cash-to-close amount. You'll receive this at least three business days before closing.
  • Title Documents: May include a title affidavit or updated title commitment, depending on your lender's requirements.

Depending on your refinance type and lender, you might also encounter:

  • 1003 Loan Application: Confirms your personal information, income, employment, and assets.
  • 4506-C (IRS Form): Authorizes the lender to verify your tax returns directly with the IRS.
  • Borrower Authorization Form: Allows your lender to conduct a final credit check before funding.
  • Statement of Information: Updates any changes to your personal details since your original loan.
  • Flood Zone Certification: Confirms whether your property is in a flood zone and if flood insurance is required.
  • Appraisal Disclosure: States that you have the right to a copy of your home's appraisal.
  • Privacy Notice & E-Consent: Disclosures about how the lender handles your personal information and your agreement to receive documents electronically.
